NCA has been involved in medical office development in Southern California since 2009 and is currently working with nationwide property owners to locate regional healthcare campuses on multiple sites. Through its alliances with these owners, NCA is creating opportunities for healthcare providers that have not previously been available to them. These opportunities include new ground-up developments and adaptive re-use of existing buildings. In each case, NCA brings a combined 100 years of knowledge and experience in development, construction, entitlement, and financing to meet the needs of healthcare providers.
Situated on 3.5 acres of the Shops at Mission Viejo, a Simon Property Group owned super regional mall, the property has easy access from interstate 5 and the major arterials of Crown Valley and Marguerite Parkway in South Orange County. The 345-bed Mission Hospital is part of Providence St. Joseph Health, which operates 50 hospitals across seven states and is one of the five largest not-for-profit health systems in the nation.
Mission Viejo Medical Center (MVMC) was conceptualized by NCA more than eight years ago when it commenced negotiations to acquire the mall site. NCA recognized the synergies between retail and medical office projects and focused on an underutilized part of the mall. It is anticipated that the new project will have substantial economic benefit to the mall from the projected 1,500+ patients and employees that will be brought to the mall each day and the mall will be a strong amenity to the project.
MVMC will be the first on-campus medical office building constructed in South Orange County in over 10 years. Upon completion in 2019, MVMC will be completely occupied by Mission Hospital and will include a $40MM comprehensive cancer treatment center, imaging facility, endoscopy center, and other significant outpatient services. Designed from the ground up to be a best-in-class facility, MVMC is at the front door of the region’s pre-eminent hospital and ideally situated to serve a rapidly growing population. The buildings functional design was guided by HGA Architects and Engineers and emphasizes flexibility and efficiency. The project is being constructed by Snyder Langston who has been an invaluable resource to NCA throughout the design and engineering process.
NCA structured a joint venture with Mission Hospital and then sold its interest to Welltower, Inc. – The nation’s largest healthcare real estate investment trust. NCA will continue to serve the new ownership as its Project Manager through the completion of construction. Holiday Fignolio Fowler represented NCA in the project capitalization and Mission Hospital was represented by HealthWest.
